What have you sold near me, and what is my house worth. A site organised around those two questions beats one organised around a listing feed.

Buyers do not need your website — the portals already have the listings. Sellers do, and they are the ones choosing between three agents on the evidence of what you have sold near them and how you present a property.

How customers actually find a agent

Sellers arrive by search and by seeing your name locally, then check you online before inviting you round. Buyers arrive from the portals. Building an agent site for buyers is the standard mistake, because it competes with the portals on the one thing they cannot be beaten at.

Four things real estate agents get wrong online

  1. The site is a worse version of a portal

    Duplicating a listing feed you do not control, on a site nobody searches for property on, produces thin pages and no instructions. The portals win that fight, always.

  2. No local market knowledge published

    What you know about specific streets and neighbourhoods is genuinely yours and impossible to copy. It is also exactly what a seller is testing for, and most agent sites contain none of it.

  3. No valuation route

    "How much is my house worth" is the highest-intent search in the trade. A site with no obvious answer to it is turning away its best visitors.

  4. The agent is invisible

    Sellers pick a person, not a brand. Agent sites that lead with a logo and hide the individual are competing on the one axis where the big franchises win.

If you change one thing
